Q1. How do I calculate the amount of equity I have in my house?

A1. You need to find out roughly what your house is worth. You then need to work out how much is remaining on your mortgage payments and finally, work out how much your loans add up to.

Then all you have to do is this simple calulation ...

House Value - (mortgage payments + loans) = equity

For example ... Mr Collins has a house worth £150,000; he has £80,000 remaining to pay on his mortgage and has £20,000 loans.

150,000 - (80,000 + 20,000) = 50,000

Therefore, Mr Collins has 33% equity in his house and we can help him get rid of his debts.

Q2. How much will "sell and rent back" cost me?

Q5. Will I need a Home Information Pack (HIP)?

A5. No, because we will be buying your property direct from you and on a private basis so a HIP's pack is not required saving you time and money.

Q6. Will I need a solicitor?

A6. Yes, as with any property sale both parties will need to appoint a solicitor. You can provide your own or we can recommend a specialist fast conveyancer to help speed matters up. Remember our investment partner will pay your legal fees (up to £1000) on completion.

Q7. How much rent will I pay?

A7. Our parnters view sell & rent back as long-term deals so their aim is to keep tenants as long as possible. Therefore they try to keep rental payments as low as possible for you, usually less than the same type of properties in your area. The maximum you will pay is no more than the same type of properties in your area.

Q8. Will I be offered a rent free period?

A8. Yes, In most cases you will be offered a rent free period, this is usually at the begining of the tenancy agreement. A rent free period can range from 1-6 months.

Q9. How long can I rent back for?

A9. Long-term rental agreements are the aim, so as a tenant you will be allowed to rent back for as long as you wish. You also have the option of buying back your property for a pre-agreed price at a specific point in the future.

Q10. Will anybody know about the sale?

A10.  No, all discussions will be in strict confidence between you and the investor and no-one else. You will never have a "For Sale" or "Sold" board erected outside your house.

Q12. Who takes care of the property?

A12.Our investment partner will become your landlord and will therefore be responsible for the maintenance on the property. As a landlord, they have a duty to carry out repairs as soon as they are reported, plus every 12 months they will send a corgi engineer to carry out a gas service on the boiler, cooker and fire. They will even modernise some properties straight away with new kitchens, bathrooms, central heating etc.

Q13. Who pays for the buildings insurance?

A13. Your new landlord will be responsible for paying the buildings insurance. You will just be responsible for the contents insurance.

Q14. Can you really help anyone?
